The new “green” Elements project launches the sale of premium residential units in Tatranská Lomnica

The Elements project is officially launching the sale of residential units, with construction beginning in the second quarter of 2022. The “green” hotel resort will grow on a brownfield site and revitalise the previously built-up area of Tatranská Lomnica bordering the TANAP natural reserve. In this way there will be no deforestation of new areas. The exclusive sale of the premium project is covered by the real estate agency HERRYS.

There are 13 premium residences, 6 family suites and 14 family rooms for sale in the new Elements project, which will be built in Tatranská Lomnica. The residences will be part of a hotel complex growing on the brownfield, i.e. An already built-up area on the border of the TANAP nature reserve. As a result, the Elements project will contribute to revitalising this area located directly below a ski slope, without any deforestation of the nature reserve. The Elements Resort will provide its future residents with privacy with added benefits and comfort of a hotel. The residents will have access to the hotel’s spa with swimming pool, including concierge services.

“The Elements project is arriving to a market with a long-term high demand and low supply. The construction in the TANAP area comes with various pitfalls, but Elements is backed up by a responsible investor who cares about the synergy between the complex and nature. Nature comes first

As its name suggests, the design of the Elements project was created in absolute harmony with the surrounding landscape, and according to Feng Shui philosophy. It reflects 5 elements – wood, earth, metal, water and fire, which are to be reflected in the appearance of the hotel. Wood especially plays the foremost role in the design, namely the red spruce and oak which are typical of the given location. The interior is complemented with travertine stone. On the other hand, the developer right from the outset rejected any large concrete areas such as parking lots. Parking will be provided exclusively in the underground parking garages, so that future visitors can enjoy the surrounding nature to the full. Even the underground garage will not be a burden to the environment thanks to its unique green roof using only the original dendrological species.

Elements can be proudly described as “green” thanks to unique ecological solutions that are friendly to nature and the environment. Wastewater recovery or the use of solar energy for water heating will contribute to reducing the carbon footprint in the long term. The footprint will also be reduced by using local resources and reduced need to import building materials from abroad.

“Building on such sites as the High Tatras can also be done with sensitivity and reason. The Elements project, which has been in preparation since 2013, is proof of this. We knew from the beginning that we did not want to build at the expense of the surrounding nature and we took care to come with the most friendly solutions,” explained the goals of the project Kamil Vacek from TCCM and one of the most important Czech entrepreneurs with roots in Slovakia, who has strong feelings for the Tatras. 

State and environmental protection authorities were involved throughout the project design, while the developer complied with all their requirements. This created a project that underlines but does not disturb the beauty of the Tatras nature. One of the requirements was the use of the unique technology of safe windows for the protection of birds, which will be delivered for the Elements project from Germany and will be the first of their kind in the High Tatras. The glass contains an UV webbing resembling cobwebs, normally unobservable to humans, but which birds can see from a greater distance thanks to their infrared vision. The developer has chosen a more expensive option in order to eliminate accidents in which birds die after hitting the glass.

 

Attractive location, high standard

The standard of residential units is set at a very high level, and the sale price includes complete equipment. The apartments will be equipped with elements of premium brands such as Saffron, sanitary ware from Villeroy Boch, or Miele appliances. The location is nonetheless attractive in itself, not just the equipment. The project has an ideal ski-in and ski-out position in the High Tatras and will grow only 100 meters away from the ski lift. In this way the cars can be left parked as the residents will be able to reach the slope on foot. Due to the top ski location, the resort will have a ski storage room, but also a restaurant and shops within the hotel. In summer, the location will gain in attractiveness thanks to the cycling area.
