The apartments were designed with a strong emphasis on spatial quality and the real needs of future residents. Each apartment features a clearly defined layout, its own character, and an appropriate level of privacy. Every unit includes an oversized loggia or terrace with a green roof. Sliding and folding façade elements allow these outdoor spaces to be visually integrated into the architecture. The unifying principle is architecture that works in everyday life and enhances overall living comfort.

Exclusive penthouse apartments offer exceptional living with beautiful views of the surroundings and maximum privacy. Nearly the entire apartment is filled with natural daylight and complemented by generous terraces or rooftop gardens, with the option to install a swim spa. Comfort is further elevated by a private elevator with direct access to the apartment, a luxurious living area with kitchen, and spacious rooms designed to meet the highest standards of living.

The architectural design was created by hantabal architekti, multiple recipients of the CE ZA AR Award and nominees for the Dušan Jurkovič Award. Their work is synonymous with minimalism and precision, with a distinctive signature evident in proportions, the use of light, and carefully considered composition. This renowned Slovak studio has delivered architecture that goes beyond purely functional requirements.

The façade design was developed in collaboration with studiokubinsky, an artist–sculptor duo active on the international scene. Monika and Bohuš Kubinský gave the building its “garment” – an original perforated façade with subtle natural geometry. The artistic concept was transformed into a technically exceptional solution that responds to light, movement, and life within the interior.

The apartments were created with respect for the uniqueness of the place and the people who will live there. Each unit has its own rhythm, character, and level of privacy.

A water-to-air heat pump combined with underfloor heating, ceiling cooling, and intelligent heat recovery ensures healthy, energy-efficient living.

Large-format sliding windows and balcony doors are complemented by flush interior doors with ceiling-height proportions of up to 270 cm.

Living areas feature wide-plank wooden flooring, while bathrooms are finished with porcelain stoneware tiles. Loggias and terraces are fitted with exotic hardwood decking, and terrazzo is used on staircases.

Each apartment is equipped with smart home control, allowing the entire unit to be managed via smartphone. The residence features barrier-free elevators with direct access to apartments on the 5th floor.

  1. Execution of the Reservation Agreement and payment of a reservation fee of EUR 7,000.
  2. Execution of the Agreement on a Future Purchase Contract and payment of 15% of the apartment purchase price.
  3. Execution of the Purchase Agreement for the transfer of ownership (after final approval) and payment of the remaining 85% of the apartment purchase price.
